HOW DO I APPLY FOR A RENTAL AND MAKE PAYMENTS?
We offer a FREE TENANT PORTAL. Our tenants are in constant contact with us 24 hours a day 365 days a year. You can use the portal to apply for a rental, pay rent, report maintenance issues or see a copy of your lease. It also contains information for whom to contact for utilities, locate your mailbox and a variety of other services. You can also use it to ask a question, or check on a repair that is in progress. Best of all it is Free to all of our tenants.
WHAT ARE YOUR RENTAL REQUIREMENTS-RULES?
You need to be able to demonstrate W-2 income 3X the amount of rent. Verification can be two prior month pay stub records, a copy of your W-2, a copy of income taxes or verified by your employer, SS, or SSI in writing. Verified Self Employment of at least 3X Rent must be verified with 2 years prior tax returns and two prior months bank statements. We require a Credit report rating of 650 or above, with no collections or past dues or criminal activity during the past two years. You will be refunded the cost of the credit report if your application is approved on-Line. Undisclosed CRIMINAL HISTORY, CONVICTIONS for CRIMES of any kind will subject your application to denial and a $150 fee. Monthly rent is for the entire family unit, Maximum 2 Adults. Add $100 per Adult per month over 2 , Maximum 4 adults to a property.
DO YOU HAVE AN APPLICATION PROCESS OR FEES?
THERE IS NO APPLICATION FEE unless your application is denied by us due to false information or withdrawn by you prior to approval. Undisclosed CRIMINAL HISTORY, CONVICTIONS for CRIMES of any kind will subject this application to denial and a $150 cancellation fee. Once your application is approved, there are NO REFUNDS.
We require that the rental application is completed by all adults( age 18 or older) who will occupy the property. It should be submitted to us in person along with the deposit at the time the property is shown or you can Apply online and make an online payment. f you would like to rent the property We will have the applications with us when we show you the unit or you can download and mail, or complete the online application. PLEASE DO NOT APPLY without Funding.
ARE DEPOSITS REFUNDED IN FULL AT THE END OF THE LEASE?
Rent Deposits are refunded in full at the end of your lease, provided you have fulfilled all of the terms and conditions of your rental agreement. RENT DEPOSITS MAY NOT BE APPLIED TO UNPAID RENT. PET DEPOSITS ARE NON-REFUNDABLE. You will recieve your deposit by mail, to the forward address you provide on or before the 10th of the month following your vacating the property
HOW MUCH IS THE DEPOSIT?
DEPOSITS AMOUNTS ARE THE SAME AS THE RENT. The deposit must be paid at the time the rental application is accepted. We will take the unit off of the market while we process your application. This will HOLD the unit for the tenant until the application has been approved.
DEPOSITS ARE REFUNDED IN FULL AT THE END OF THE LEASE. PET DEPOSITS ARE NON-REFUNDABLE
HOW SOON CAN I MOVE IN?
Normally we can process your application in THREE BUSINESS DAYS. You can move in as soon as the utilities have been placed into your name and the rent is paid.
DO YOU REQUIRE A LEASE?
YES!!! We require a FULL ONE Year (twelve Months) lease agreement. We will accept a MINIMUM OF SIX MONTHS lease with a Seven and one-half percent (7.5%) monthly rent increase.
WILL YOU PRORATE THE RENT?
YES!!! All rents are due on the first of every month. We schedule move-ins for the 1st or the 15th of the month. If you are making the application after the first of the month and before the 10th of the month, the rent due prior to moving in will be prorated to approximately one half of the monthly rental amount. After the 15th of the month, the amount of rent due is the full monthly rental, but we do not charge you rent from the 15th to the 30th of the month you apply and move in.
DO YOU ACCEPT PETS?
We will allow cats or dogs in single-family homes that are equipped to handle pets and with an additional non-refundable pet deposit of $500.00 for the first Pet and $100 for a second pet. MAXIMUM TWO PETS. We charge an additional monthly PET Rent of $30.00 per pet. Some Multifamily properties are pet-free unless you own a certified and registered service animal. If this is the case bring your documents with you to the showing. We do not accept Dr. Letters or Internet Registration for Emotional Support Animals. All Service animals (Seeing Eyes, Handicap, and Companion ) Animals must have completed their training and be Registered and Certified by the State, Military, or Police and First Res-ponder organizations for a minimum of 30 days prior to your application. Maximum 2 Pets for Rental Unit. All pet fees and deposits apply to each animals. The $30 per pet per month Pet rent applies to all pets. There is NO PET DEPOSIT FOR LEGITIMATE SERVICE ANIMALS. Some large dog sreed such as Pit Bulls, Dobermans and other potentially dangerous breeds require proof of insurance coverage to be acepted.

You may use our HEMLANE Tenant Services Portal. There is no cost for this service.

To pay rent or deposits By Bank Transfer:
Contact your bank and have funds transferred to BLACK HILLS FEDERAL CREDIT UNION
Contact your Property Manager or refer to your lease documents for the Routing and Account numbers
To pay rent or deposits in person:
Go to any local Black Hills Federal Credit Union Branch. Complete a Checking Deposit (Available at the bank). Be sure to write your name and property address, and the amount and property address on the Deposit. Contact your Property Manager or refer to your lease documents for the Routing and Account numbers. Make Check Payments payable to Leonard Weimer. A $50 fee will be charged for all NSF Checks. BANK PAYMENTS CAN TAKE UP TO 5 BUSINESS DAYS TO POST TO YOUR ACCOUNT BUT WILL REFLECT THE DATE YOU COMPLETED THE DEPOSIT.
